Guest accepts the Premises in “as-is, where-is” condition, with all faults. No representations or warranties are made by the owner as to the condition of the property.
General Conduct & Use
The property is strictly for residential use only. No commercial activity, organized or paid events, unauthorized filming, or business operations are allowed. No parties or gatherings over 15 individuals inclusive of guests residing at the property, without prior written approval. Illegal activity, firearms, drugs, or subletting of any kind is prohibited.
Noise & Neighborhood Rules
The City of Los Angeles enforces a Noise Ordinance between 9:00 PM and 8:00 AM. Guests must ensure all noise remains indoors and at a reasonable level, particularly after 10:00 PM. No loud music, excessive loitering, or disruptive activity is permitted. Any violation may result in immediate cancellation without refund and removal from the premises.
Events
Events must be pre-approved in writing and are subject to additional pricing. Any gathering exceeding the home’s maximum occupancy, involving outside vendors or equipment, or intended for filming, must be disclosed. Pricing varies based on event details and shall be arranged, authorized, or denied by each respective host.
Pets
Extend welcomes pets at most homes with a flat $350 pet cleaning fee (some exceptions apply). Pets must not exceed 100 lbs combined. Pets may not be left unattended under any circumstance, even if crated. Damage from pets will incur additional charges.
Smoking, Drugs, and Alcohol
Smoking or vaping of any substance is strictly prohibited indoors and outdoors. A $1,000 fine will apply for violations. Alcohol may only be consumed by guests 21 or older.
Maximum Occupancy
No more than two guests per bedroom unless otherwise approved. Violating occupancy limits may lead to eviction or additional charges.
Safety, Surveillance & Liability
Exterior cameras may monitor entryways and driveways for safety. No cameras are located inside the home. Guests must not tamper with safety systems, including door alarms, pool gates, and fire/smoke alarms. Guests use all amenities at their own risk and assume full responsibility for their party’s safety and supervision.
Smart Home Technology
Select homes may include smart home technology, accessible through the Extend app. These features are in beta. For assistance, please contact Extend Concierge.
Booking, Cancellations
All bookings are final. No refunds will be issued once payment is made. See Terms of Service for more details.
Check-In / Check-Out
Check-in is after typical at 4:00 PM and check-out is usually at 11:00 AM; which shall be determined by each host, and or specified in the listing.
Children & Safety
Children are welcome but must be supervised. Some properties may not be safe for small children. Please review each listing’s “Before You Book” and “Child Safety” notes carefully.
Lost Items & Shipping
Extend is not responsible for lost or left-behind items. Guests are responsible for shipping charges and a $50 fee for item retrieval. Items are held for 30 days before disposal.
Deliveries
Packages must be delivered during your stay. Items delivered outside of your stay window may be returned at the guest’s expense, including a $50 handling fee.
Law Enforcement / Eviction Policy
If police, fire, or security services are called to the property for any violation, Extend and the homeowner reserve the right to cancel your stay without refund and evict all occupants immediately.
Damages & Guest Liability
Guests must report any existing damages upon arrival. Guests are responsible for all damages caused during their stay, including furniture, amenities, and property structures. Guests assume all risks when using pools, gyms, or other amenities.
Weather or Illness Cancels
Extend is not responsible for weather conditions, personal emergencies, or any circumstances causing schedule changes.
